Realtors do as well and your goal is to have someone who either wants to buy a house or sell one to contact you and hire you for your services. Marketing to this type of an audience is difficult because of a variety of factors including cost, where people go to make these decisions and more.
Established realtors will see a lot of business come in throughout the year from referrals and old clients. That’s the benefit of being around for years and building a client base. However, if you are new to the game or are looking to expand your customer list this year, there are some things you can do.
How Realtors Get New Clients
Realtors can get new clients simply by going where people are looking for information on real estate whether they have questions or want to look at houses in the area. To start, make sure you have a website and get listed on as many of those websites as possible. Here are some other things you can do:
- Google: A third of those who are looking for information on buying or selling a home are going to start with Google. If you are not there, you are missing out on a ton of free traffic.
- Networking: Go to parties, events, whatever is around town and free to join. Your job is to introduce yourself to as many people as possible because you never know who wants to buy or sell and when. If that person has a great time talking to you and needs a realtor, you are going to jump up on the list quickly.
- Facebook: If you want to use Facebook to be successful what you have to remember is that the app may not get you likes and views without boosting, but posting everyday may still benefit you in the long-run. When new prospects see if you’re still active and a serious realtor, they go to your Facebook page to see if you’ve been posting.
- Instagram: The audience on Instagram will be different. It will be bigger and engage with your content much more often. However, no matter how much you try to localize your content, half of your audience will be from outside the area and maybe even the state. Just be aware of that, but you can still get good local traffic for free.
- Newsletters: If you are capturing email addresses, which you should be, the next thing you should do is focus on a monthly newsletter. This is a great way to show people what’s going on in local real estate as well as to get more views on your blogs and videos.
- Direct mailers: If you are able to spend a little money and want to introduce yourself to local residents, mailers are a great way to go. A simple one pager focusing on the local news in real estate with your contact information is all you need.
- YouTube: If you are not making video content you need to start and that video content needs to be published to your website, your social media and your YouTube channel. YouTube is the second largest search engine in the world and if you post your content with good descriptions it will get traffic.
- Blog: A couple of blogs a month are a good idea, especially if you are talking about trending topics like interest rates or what locals can expect in the market.
- Strong reviews: Get people to write reviews for you online. It doesn’t matter the website. When you meet a new prospect they are going to go to Google and check out your information and make sure you are a good realtor.
- Tik Tok: Realtors are still skeptical about this social media platform because, just like with Instagram, it can be difficult to localize the interest on the content. However, content retention and sharing is far higher with this platform than any other right now.
- Free consultations: Offer free consultations every week where people can call you or come into your office and ask any questions they have about real estate.
- B2B networking: Contractors, roofers, insurance agents, decorators and more all know people, clients, who are buying or selling houses. These are great people to network with.
- Gift card for referrals: Don’t wait around for people to refer you, incentivize them. If you get a referral from someone and it leads to a sale, give them a reward to show your appreciation.
- Work with other realtors: Believe it or not, other realtors can send you plenty of business as well. Maybe it’s a client who wants something they do not handle or it’s out of their area. Working with other realtors can always help you gain new clients.
- Signs do work still: Posting signs in your clients yard is not a bad idea and believe it or not, they still generate a lot of interest. Make sure your signs come with flyers. People love collecting those flyers for information.
You have to get your name out there and focus on your services, not what makes you the best realtor around. The reason is because people do not want to hear from you why you are the best, they want to hear it from your former and current clients. That’s where reviews come into play.
